NEWBURGH, N.Y. (August 5, 2025) – Resource Realty of Northern New Jersey (RRNNJ), based in Parsippany, NJ, has been appointed the exclusive leasing agent for a new state-of-the-art, 422,000-square-foot speculative distribution center in Newburgh, N.Y. Currently under construction, Newburgh South Logistics Center occupies 49 acres at 700 South St. in the city, which is at the heart of Orange County, NY.
The center, which is being developed by Brookfield Properties, has progressed from planning to construction with its recent groundbreaking. The redevelopment is transforming a long-vacant brownfield site into a productive energy-efficient industrial asset.
“The Newburgh South Logistics Center is garnering interest among users interested in establishing a presence in Southern New York State or relocating to this Class-A facility in order to expand their operations while benefitting from the area’s lower per-square-foot rents as compared to nearby markets,” said Tom Consiglio, RRNNJ founding principal, who is spearheading the leasing team that includes Principal Scott Peck. “In addition to its first-class features, the property offers a highly strategic location, just one-mile to I-84, two miles to I-87 and eight miles to New York Stewart International Airport – favorable logistical advantages offering the ability to reach one-third of the U.S. population within a single day’s drive.”
Upon completion, the Newburgh South Logistics Center will boast 75 loading docks, a 190-foot truck court depth and an innovative solar roof, underscoring a commitment to sustainable design. The facility is being built to LEED certification standards and benefits from a 10-year PILOT program, along with incentives secured from the Newburgh Industrial Development Agency.
The flexibility of the new facility is another key attraction, ideally suited for a sole tenant. In addition, the property has the capability to be divided into units of approximately 150,000 square feet. Brookfield acquired the property last year in a transaction arranged by RRNNJ.
According to RRNNJ, the development represents a substantial investment in the region’s industrial infrastructure, addressing a critical need for modern logistics space.
Newburgh South Logistics Center also marks the second joint project between Brookfield Properties and RRNNJ in Orange County, building on the success of their collaboration on the 312,000-square-foot industrial building at 134 Neelytown Rd. in Montgomery, currently leased by PrimeSource Building Products.
