EDISON, NJ [March 13, 2026] – Four significant office lease transactions have been successfully completed by NAI DiLeo-Bram & Co. (NAIDB) totaling 20,000 square feet in the robust Middlesex County market. The deals, spearheaded by Executive Vice President Robert Dinner, span two prominent office centers in Edison, NJ, and reflect a flight–to–quality trend among professional and technology firms in Central New Jersey.
The combined activity highlights NAIDB’s strength in stabilizing and expanding key suburban office campuses, particularly within the highly sought-after Edison submarket, which benefits from a skilled local workforce and strategic transit access.
New Lease Anchors Activity
The firm’s transactions were led by a new commitment at 515 Plainfield Ave., Edison, where Dinner orchestrated a +/- 2,900-square-foot lease on behalf of the landlord, Edison Office Plaza LLC. The space was secured by IPower USA, Inc., a growing technology services company seeking an optimal location to serve its regional client base.
According to Dinner, the latest activity underscores the demand for high-quality, well-managed properties. “New Jersey’s office sector is showing real resilience; in centralized markets like Edison, the advantages of a superior location are more apparent than ever,” he said. “The successful placement of IPower USA, Inc. underscores that companies are actively committing to offices that will help attract and retain talent. Our strategy focuses on positioning these properties as essential business hubs in the current environment.”
Shoring Up Long-Term Commitments at Core Assets
In what has been an overriding trend, the majority of office leasing activity continues to be driven by established technology tenants in Central Jersey. At Metroplex Corporate Center, a three-building, 265,000-SF office campus, two firms renewed to secure their continued occupancy. Dinner serves as the exclusive leasing agent for the campus on behalf of ownership, Metroplex Associates.
Concluding NAIDB’s latest office leasing activity is a lease extension for Neotech Solutions, Inc., totaling +/- 1,400 square feet, at Edison Office Plaza (515 Plainfield Avenue) property.
As exclusive agent, Dinner coordinated facilitation of lease renewals of +/- 12,300 square feet for Iris Software, Inc. at 200 Metroplex Drive as well as +/- 3,500 square feet with TriGyn Technologies at the adjacent 100 Metroplex Drive building.
Offering proximity to mass transit and a highway network that includes I-287, NJ Route 27, U.S. Route 1, the NJ Turnpike and Garden State Parkway, Metroplex Corporate Center’s on-site amenities include newly renovated common areas and grab-and-go convenience shops. Restaurants, a convention center and hotels are nearby.
Navigating a Highly Selective Market
While NAIDB’s office leasing transaction activity runs counter to broader regional trends, Middlesex County is an important crossroads of commerce in the state and a hub for firms of all sizes, from startups to Fortune 500 companies. The latest NAIDB data focuses on the seven markets in which the firm tracks: Middlesex, Somerset, Union, Morris, Essex, Hunterdon and Mercer counties.
“While the region’s overall vacancy rate aligns with national trends, our local expertise allows us to position office assets near key transit hubs and amenities in order to drive leasing commitments and stability,” said Dinner. “For this reason, both Metroplex Office Center and Edison Office Plaza have extremely high occupancy rates.”
