Fairfield, N.J. [October 22, 2025]  As the owners representative for long-time client Richards & Robbins, Resource Realty of Northern New Jersey (RRNNJ) Principal Greg Sabato has secured a new flex-space industrial lease at 311 Route 46 in Fairfield, NJ. This transaction highlights the multi-generational partnerships that define RRNNJs business model and fuel its continued growth.

The unnamed tenant will occupy 7,260 square feet of the 65,000-square-foot property. The space features 22-foot clear ceilings and high visibility to U.S. Route 46, a major roadway with over 45,000 vehicles passing by daily.

Our history of working with industry leaders like Richards & Robbins dates back to the very first days of our company, said Sabato. Every single one of these deals has been a foundational piece of our business, and we are proud to continue building on that legacy after so many years.

The partnership between Richards & Robbins and RRNNJ is a testament to their mutual focus on cultivating long-term and mutually beneficial relationships with all business partners, including tenants, contractors, lenders and local communities. This shared philosophy has ensured that each partner can achieve their commercial real estate goals over the short- or long-term, based on strategic plan that is unique to their needs.

“The growth of our portfolio has been a collaborative effort, and the long-term partnerships with firms of RRNNJ’s caliber and its principals has been instrumental to our success, said David Richards, principal at Richards & Robbins, which has developed, owned and managed multi-tenant flex buildings in the greater Fairfield, NJ market for over 50 years.
