MINE HILL, NJ [July 20, 2026] – Resource Realty of Northern New Jersey (RRNNJ) has successfully negotiated a 173,475-square-foot industrial lease at the newly constructed Spring Brook Commerce Center, located at 128 Iron Mountain Rd. in Mine Hill, N.J., on behalf of its long-standing client, Amazing Savings. The long-term lease commitment marks a pivotal operational expansion for the retailer and serves as a powerful reflection of the enduring, multigenerational corporate relationships that define RRNNJ’s 36-year client-centric brokerage platform. 

The transaction was led by the RRNNJ executive brokerage team of Principals Tom Consiglio and Scott Peck, who represented Amazing Savings. The landlord is Brookfield Properties. 

For more than 20 years, RRNNJ has served as the exclusive real estate advisor to Amazing Savings, navigating the retailer’s regional footprint through multiple market cycles. This latest transaction underscores the continuity and trust shared between the company and RRNNJ, persisting seamlessly over the past two decades. Under the current leadership of Amazing Savings President Sam Friedland, the relationship continues to thrive, leveraging RRNNJ’s deep market intelligence to execute complex supply chain and logistics real estate strategies.

Because of this need for a more-efficient footprintAmazing Savings engaged RRNNJ to spearhead a comprehensive site selection process. The search spanned from Northern New Jersey through the competitive Hudson Valley, N.Y., markets. The brokerage team conducted a rigorous evaluation of regional transportation infrastructure, local labor pools and escalating building costs to ensure maximum bottom-line efficiency for the tenant. 

Ultimately, Brookfield’s newly developed Spring Brook Commerce Center in the desirable Morris County submarket emerged as the most attractive logistical solution. Situated on 36 acres, the site boasts immediate highway access, located just 0.5 miles from Route 46, five miles from Route 80 and seven miles from Route 10. This central hub positions Amazing Savings to service the entire tri-state region, sitting just 37 miles from Newark Liberty International Airport, 40 miles from Port Newark, and 43 miles from Manhattan.

By leveraging the building’s 42’ vertical volume and wide 58’ x 48’4” column spacing (complete with 60’ speed bays), Amazing Savings was able to arrange the intentional smaller-footprint lease while achieving over 25 percent greater operational capacity than a standard warehouse setup. 

To capitalize on this vertical efficiency, Amazing Savings is investing significant capital into the space, which will feature a state-of-the-art Very Narrow Aisle (VNA) racking system to drastically maximize its pallet positions
