PARSIPPANY, N.J. (Nov 2, 2026) – Gregory Sabato, SIOR, Principal at Resource Realty of Northern New Jersey (RRNNJ), has been named a 2026 “Ones to Watch: Innovator” for the New York Metro by the New York Real Estate Journal (NYREJ). The annual spotlight recognizes commercial real estate leaders driving transformative change, highlighting Sabato’s consultative, solutions-driven approach to industrial brokerage across Northern New Jersey and New York’s Hudson Valley.
Sabato, a Westfield resident whose tenure at RRNNJ dates back to 2007, was elevated to Principal at the Parsippany-based boutique brokerage firm in 2024. Working in tandem with the firm’s executive leadership team, Sabato helps guide RRNNJ’s brokerage activities, client advisory practice and expanding footprint across the regional industrial and office markets.
A highly credentialed industry professional, Sabato holds both a New Jersey Real Estate Broker License and a New Jersey Real Estate Salesperson License. He also holds the coveted Society of Industrial and Office Realtors (SIOR) designation, the commercial real estate industry’s premier professional credential awarded only to top-producing industrial and office brokers who meet strict transactional volume, experience and ethical standards.
“I’m most proud of building an enduring platform centered on client trust and creative problem-solving,” said Sabato. “Innovation isn’t just about adopting new tools – it’s about reimagining how we deliver value. By taking a consultative, solutions-oriented approach to every transaction, we help clients navigate changing market dynamics, overcome complex site challenges and achieve their long-term operational and occupancy goals.”
With over two decades of transaction expertise, Sabato specializes in tenant and landlord representation across the industrial, logistics and flex-space sectors. Recent notable accomplishments include orchestrating a 187,000-square-foot long-term industrial lease for third-party logistics provider Best Way Trucking at East Hanover Commerce Park in Morris County, as well as arranging an 84,000-square-foot lease extension and expansion for high-end wallcovering distributor Phillip Jeffries, Ltd. in Fairfield.
On the horizon, Sabato anticipates continuous opportunity in identifying high-functioning light industrial and for-sale inventory across the supply-constrained New Jersey/New York Metro corridor.
“Looking ahead, I see continued strong demand for quality light industrial space in the NJ/NY Metro, particularly for-sale inventory,” Sabato noted. “While traditional industrial conversions into data centers present exciting long-term potential, navigating local municipal and residential hesitancy will require transparency and strategic foresight. The real opportunity lies in helping clients identify underutilized properties, adapt to changing zoning landscapes and unlock value in tight submarkets.”
In addition to earning the coveted SIOR designation and being a sought-after market specialist, Sabato was a key contributor toward RRNNJ being named a 2025 “Influencer in Industrial Real Estate” by GlobeSt.com/Real Estate Forum. The firm was acknowledged for finalizing nearly 300 transactions valued at over $500 million from 2022 through 2024, including major land site acquisitions for Brookfield Properties and master leasing assignments at the 1.2-million-square-foot Ridgedale Industrial ark.
