Morris County’s Innovative Mixed-Use “Town Center” Welcomes Residents and Retailers to the Luxury Mixed-Use Community

PARSIPPANY, NJ [October 8, 2026] – Discover Strength, Kura Sushi and O’Bagel are now open for business on Parsippany’s Route 10 at District 15Fifteen, joining a rapidly expanding retail roster that includes three newly signed leases involving Spencer Savings Bank (2,603 SF) and Dhaba Indian Restaurant (1,834 SF), which fills the property’s final food and beverage location.

Stanbery Development Group, Claremont Development and PCCP LLC, are the developers of District 15Fifteen, a full-scale mixed-use town center that includes three luxury, amenity-rich apartment buildings, high-end restaurant, retail, health and beauty tenants and a hotel along Morris County’s major thoroughfare. Pierson Commercial Real Estate is the exclusive leasing agent for the 58,600-square-foot retail component of the pedestrian- and pet-friendly, neighborhood-inspired destination.

According to Stanbery’s Marc Hays, over the course of the next eight weeks five additional operators are slated to open their doors. These include Burton’s, JetSet Pilates, Mediterranean restaurant Al-Basha, Moxie Salon and Beauty Bar and The Yard Gym. Select storefront opportunities remain available for boutique services and experiential concepts such as specialized beauty services, a lash studio, waxing concept and/or a massage studio looking to join the highly visible Route 10 destination.

“The velocity of retail leasing at District 15Fifteen reflects strong market demand for exciting retail and restaurant users,” said Starkman. “We’ve focused on curating a balanced mix of daily-needs services, boutique fitness and high-caliber dining. Securing our final restaurant space is a major milestone that rounds out our food and beverage offering, with a few select, premium storefronts still available for select lifestyle service uses.”

To drive foot traffic to its growing merchant base, District 15Fifteen is actively programming its central town square this fall. In partnership with Brilliant Conventions, ownership is hosting The Artisan Market at District 15Fifteen on select Sundays (October 4, 11, and 18) from Noon to 4:00 p.m. The market features over 30 vendors, food trucks and live music from Jeff Slate & Friends, giving on-site retailers an integrated platform to engage the community.

“Our retail partners are a huge part of what sets District 15Fifteen apart,” said Yessica Campuzano 15Fifteen’s Property Manager.  “With grand openings rolling out all fall and our exciting event schedule, I’m so excited for our residents, and the greater Parsippany community, to step outside and discover something new right at their doorstep. This collaboration is bringing our vision for a vibrant town center to life.”

Residential leasing also continues to harness the momentum established by Smyth, the initial 262-unit residential building, as Mason East (a luxury Active Adult 55+ community) and Mason (offering studio to two-bedroom residences with immediate move-ins) are now welcoming residents. The communities’ parking garage also is fully operational.
