Project and Developer Overview

Old Bridge Golf Club at Rose-Lambertson, known as The Rose, is a newly constructed public golf center spanning 218 acres of land owned by Old Bridge Township in New Jersey’s Middlesex County. Constructed in 2023 as New Jersey’s first public golf course in over 25 years, The Rose features a championship-caliber par-71, 18-hole course; an illuminated 30-bay driving range; and a high-end miniature golf course with lighting, unique water features and varying terrain.

Planned, developed, constructed and managed by 2020 Acquisitions, a private real estate firm based in New Jersey, The Rose broke ground in the Spring of 2022 and rapidly transformed from a long-held vision that spanned 17 years into reality. A soft grand opening of the driving range, putting green and miniature golf areas was held in September 2023, with the golf course slated to open in mid-October 2023 with limited tee-time availabilities. Full tee times will be online starting April 1, 2024 and discounts are being offered to Old Bridge Township residents, active military personnel and seniors.

About 2020 Acquisitions

2020 Acquisitions is a privately held commercial real estate development and management firm with a focus on constructing and developing 15+MSF of Class-A industrial/warehouse properties across the Northeast. Its latest project includes the Central 9 Logistics Park in Old Bridge Township, N.J., a nine-building, 4.2MSF campus being constructed in three phases near Jake Brown Road in the township.

Originally targeted for residential development decades ago, the 700+-acre tract is being repurposed to accommodate the logistics campus and, in turn, eliminate strain on township schools and residential-related municipal services. As a new employment hub, the daytime population also will inject revenue into the local economy. The parcel, which will generate $5M in ratables, is part of a 30-year PILOT Program offering solid tax stability.

Furthermore, 2020 Acquisitions is spearheading $32+M in public improvements as well as the $15+M construction of Old Bridge Golf Club at Rose-Lambertson.

As the sole principal and CEO, Efrem Gerszberg has been actively engaged in the development of residential and commercial projects for more than 15 years. In addition to first-class warehouse and industrial properties, firm development highlights include a media-studio campus, private golf courses and residential developments.

2020 Acquisitions is also a managing partner in Titan Golf, a golf course holding company focused on strategic solutions for underperforming private golf courses. Titan’s portfolio includes ownership of the Woodmere Club and Tam O’Shanter Golf Club, both located in New York.

Site History & Timeline

Old Bridge Township, N.J.’s Rose and Lambertson Tract Area, located on the north and south side of Lambertson Road, consists of four municipally owned parcels totaling +208 acres of land as well as a triangular parcel near the southwest corner of the Lambertson Tract, spanning 9.96 acres. In a series of transactions, the township utilized New Jersey Department of Environmental Protection Green Acres funds to purchase the Rose and Lambertson Tracts with the expectation of maintaining the property as recreational open space.

Once the parcels were secured, in March 2004 the Old Bridge Township Council authorized the Planning Board to undertake an area-in-need investigation study that resulted in the Board’s recommendation (April 6, 2004 at a public hearing) that the area be designated as such. Subsequently, on March 27, 2006 the Township Council adopted a Redevelopment Plan for the Rose Lambertson Study Area to permit the development of a municipal golf course with a state-of-the-art practice facility.

As a result, for the last 17 years the Township Mayor, Council and Administration have made numerous efforts to redevelop the Rose and Lambertson Tract Area for a municipal golf course use. Committed to achieving this goal, the Township’s Redevelopment Agency named SEGME LLC – also known as 20/20 Acquisitions – as redeveloper for the Rose Lambertson Tract as part of their off-tract improvements associated with the Route 9 Redevelopment Area.

20/20 Acquisitions’ Central 9 Logistics Park project, which is contained within the Route 9 Redevelopment Area and serves as a model for effective public / private partnerships, also is funding offsite highway and infrastructure improvements.
