Jersey City, N.J. – At Haus25, Jersey City’s high-identity neighborhood anchor at the all-important Paulus Hook/Exchange Place crossroads, Pierson Commercial has arranged an 8,000-SF food-and-beverage lease on behalf of Meximodo – Cocina Mexicana & Tequila Bar, a new culinary experience rooted in classic techniques with a unique twist on bold flavors. The full-service restaurant also includes outdoor dining space along the highly desirable Christopher Columbus Drive.
The lease agreement was arranged by the Pierson Commercial team of Robert Mackowski, retail broker, and Ryan Starkman, vice president, on behalf of the landlord, Veris Residential, Inc., and Meximodo, respectively. Meximodo, which is opening its flagship location in Metuchen this summer, is part of Le Malt Hospitality Group. The company’s concepts include Le Malt Lounge (Colonia) and Le Malt Royale (Red Bank) as well as the soon-to-be opened Le Malt Imperiale (Staten Island).
“Haus25, with its sleek architecture and 37,000 square feet of indoor and outdoor amenity space, is a trophy-quality asset with highly desirable market coordinates and demographics that appeal to tenants seeking entry into – or an expansion within – the Hudson Gold Coast region in general and Jersey City specifically,” said Mackowski. “We welcome Meximodo as our food-and-beverage anchor and look forward to their opening in summer 2024.”
In addition to a combined interior and exterior space, the restaurant will feature 21-foot ceiling heights and a bar offering one of the largest tequila selections in the New York Metro Area.
“As part of its business strategy, Le Malt was seeking to establish a high-profile Jersey City presence and Haus25, as one of the city’s Top-5 tallest landmark mixed-use properties, offered the ideal opportunity to do so,” said Starkman, who also represented the company in its Meximodo lease in Metuchen and noted the space also features adjacent proximity to the main residential lobby entry, which only enhances Meximodo’s presence and visibility.
“We are thrilled to be joining Haus25 to anchor the luxury residential property’s commercial-space component and introducing Jersey City residents and visitors alike to an innovative dining experience that brings our guests on a journey through Mexico,” said Saurabh Abrol, Le Malt’s chief operating officer and president. “Serving as a backdrop to our locally sourced ingredients and spirits collection is a vibrant and warm atmosphere that showcases Mexican culture.”
According to Mackowski, the high-foot-traffic Haus25 creates a highly unique retail presence for tenants to reach an executive/manager/professional-dominated employee base of 97,000 on top of a residential population of almost 180,000 within a two-mile radius. Haus25 recently completed lease up of the residential tower in February.
Located at 25 Christopher Columbus Dr. and featuring a distinct all-white facade, the 56-story, 750-unit Haus25 tower’s ground-floor retail space is ideally suited for medical and veterinary service providers, spas and other lifestyle amenities.
Remaining retail availabilities include two spaces of 2,799 SF and 3,218 SF that can be combined, as well as a mezzanine space with a dedicated elevator, stairs and connectivity to the ground-floor spaces.
As home to +10MSF of office space and over 10,000 multifamily units, Downtown Jersey City is one of the most walkable, transit centric places in the nation. The Exchange Place PATH Station is a four-block, eight-minute walk from the property, which also offers proximity to the Grove Street PATH, NY Waterway ferry service at Harborside and Paulus Hook, Harborside Light Rail Station, bus routes and highways as well as Jersey City’s future Whole Foods Market, which is right across the street.
“The Downtown Jersey City effect continues to thrive and, as a result, the introduction of Haus25’s available new construction is attracting several name-recognition retailers at the local, regional and national levels as well as New York City concepts considering an extension to Manhattan’s sixth borough,” said Mackowski, who has extensive expertise in Hudson County/New Jersey Gold Coast’s retail markets.
