Clinton Ave. and 105-114 Saint Nicholas Ave. in South Plainfield, N.J., have sold in a transaction arranged by NAI DiLeo-Bram & Co. (NAIDB) totaling approximately $4 million. The trade underscores the continued demand for strategically located flex-industrial assets throughout Central New Jersey.
The two buildings total approximately 12,250 square feet across 1.86 combined acres in one of the region’s most active industrial corridors. Located with immediate access to Interstate 287 and close proximity to the New Jersey Turnpike, each offers strong regional connectivity and functionality for industrial users seeking well-positioned operational space. The portfolio includes a 5,250-square-foot industrial building at 4219 S. Clinton Ave. and a 7,000-square-foot industrial building at 105-114 Saint Nicholas Ave.
NAIDB Vice Presidents Kyle Gerace and Christopher Chiusolo, along with Associate Sweemit Goswami, represented the seller, Approved Fire Protection, in the sale to an unnamed buyer, which owns several neighboring properties.
