24 Bays totaling 35,000 SF to Support Area Business-Supplier-Service Provider Growth
SYRACUSE, N.Y. [August 18, 2026] – Advancing its national footprint in high-momentum economic corridors, Doors & Spaces Industrial (Doors & Spaces) is moving forward with two intentionally designed, ground-up small-bay industrial developments in Liverpool, N.Y., a suburb of Syracuse. Spanning a combined 35,000 square feet, the multi-tenant single-story buildings are purpose engineered to meet market demand from Central New York State businesses, suppliers and service providers.
The larger of the two developments, situated at 112 Monarch Drive, spans 24,000 square feet and features 16 individual bays averaging 1,500 square feet each. The facility is tailored to accommodate local-trade contractors, light-manufacturing users, specialized service providers and regional logistics companies.
Nearby at 100 Wrentham Drive, construction is also progressing on a 10,500-square-foot facility offering eight flexible bays of approximately 1,313 square feet each. Together, the developments address an acute regional shortage of modern, high-quality small-bay industrial inventory catering to the unique functional, adaptable footprint needs required to scale growing businesses.
Once completed, each bay will offer a move-in ready configuration of a private office, restroom and warehouse area, providing tenants with an environment that combines functionality with professional presentation.
“Central New York is undergoing a historic economic evolution, driven by monumental investments in advanced manufacturing, technology and regional logistics,” said Brian Whitmer, Doors & Spaces co-founder and managing partner. “As major industry anchors expand across the region, there is an immediate, surging demand for modern, right-sized industrial space to support the extensive network of suppliers, contractors and service providers growing alongside them. These two projects are being built to capture this momentum and provide local operators with a high-performing platform to scale.”
Strategically located just minutes from major employers, including Lockheed Martin, one of Amazon’s largest fulfillment centers worldwide and the future Micron semiconductor campus, 112 Monarch and 100 Wrentham Drive are well positioned to support the continued expansion of the commercial economy across the Syracuse metro area.
Both under-development projects leverage exceptional geographic access to Interstate 81, Interstate 90 and Syracuse Hancock International Airport. Located in the heart of Onondaga County’s rapidly accelerating industrial market, the facilities provide local user-operators with unmatched arterial connectivity to Central New York’s major commercial hubs and high-growth industrial clusters.
Construction financing for both developments was provided by Canandaigua Bank. Doors & Spaces Construction, the firm’s vertically integrated building affiliate, is serving as general contractor for both projects, while Whitney Development is managing project development.
