Purpose Built 29,100-SF Facility to Expand NE Florida’s Flexible Industrial Space
JACKSONVILLE, FL [August 26, 2026] – Doors & Spaces Industrial (Doors & Spaces), a New Jersey-based institutional real estate investment, development and management firm, along with Jacksonville-based Valentino Properties, has broken ground on a new purpose-built small-bay industrial (SBI) development at 542640 U.S. Highway 1 in Callahan, Fla. This latest venture marks the firm’s continuing expansion into high growth markets such as Northeast Florida and throughout the Southeast United States.
Located 21 miles northwest of Jacksonville, the 29,100-square-foot SBI project will be known as Callahan Business Center and feature 15 flexible industrial bays sized at 1,800 or 2,100 square feet. The property is designed to support contractors, service providers, light logistics users and other growing businesses seeking modern, professionally managed industrial space. Once completed, each bay will offer a move-in ready configuration of a private office, restroom and warehouse area, providing tenants with an environment that combines functionality with professional presentation.
“Northeast Florida is experiencing a remarkable economic surge, yet purpose-built small-bay industrial remains one of the market’s most under-supplied segments,” said Brian Whitmer, co-founder and managing partner of Doors & Spaces. “This project reflects our immense confidence in the fundamentals of this region. By delivering modern, flexible space designed specifically for the next generation of business owners and logistics operators, we are directly answering a critical market demand and anchoring our long-term commitment to Northeast Florida’s growth.”
Fronting U.S. Highway 1, the development targets the heart of Northeast Florida’s industrial expansion corridor. Driven by a substantial population influx and significant infrastructure investment across Nassau County, the property provides unmatched proximity to the regional transport network, including major interstates, rail connections and port facilities. For small-bay users, this location translates into reduced drive times, efficient last-mile distribution and direct access to a growing local labor pool.
The site is being engineered to capture the massive spillover demand from Jacksonville’s core industrial submarkets, where large-scale big-box warehouses have historically overshadowed the needs of local and regional small-footprint operators. By delivering versatile, high-efficiency bays, the development establishes a strategic launchpad for businesses seeking modern operational space in a high-growth, business-friendly environment. Project completion is expected in spring 2027.
Construction financing for the Doors & Spaces project was provided by INB, N.A. Brogdon Builders is serving as general contractor, with Whitney Development overseeing development management.
