Four Transactions Span Initial Industrial Lease and Expansion, to Retail Acquisition and Office Lease on behalf of Single Client
FAIRFIELD/WAYNE, N.J. [September 9, 2026] – Demonstrating its full-service CRE advisory capabilities, Resource Realty of Northern New Jersey (RRNNJ) has successfully orchestrated a total of four strategic property transactions across three distinct asset classes on behalf of a single, unnamed long-time client. Spearheaded by Principal Brian Wilson, the multi-asset execution spans an industrial lease and its expansion in Fairfield, NJ, a health-food store retail acquisition and a newly finalized office lease at 30 Galesi Drive, both in Wayne, NJ.
“Executing a multi-asset strategy across industrial, retail and office product types requires a deep understanding of how different asset classes perform within specific suburban submarkets,” said Brian Wilson, Principal at Resource Realty. “Whether expanding an industrial footprint, capitalizing on retail strength along Route 23 or securing high-utility office space at 30 Galesi Drive, our focus is always on positioning our clients’ real estate to match their long-term growth and capital goals.”
The multi-disciplinary campaign underscores RRNNJ’s ability to align diverse client portfolios with high-performing Northern New Jersey corridors. To address the client’s growing operational footprint, the firm initially secured a 23,000-SF industrial lease at 123 Lehigh Dr., Fairfield, and just inked an expansion for full occupancy of the 40,000 SF building, ramping up its logistics operations within one of Essex County’s primary distribution hubs.
Between the initial industrial lease transaction and the subsequent expansion, RRNNJ also orchestrated the retail acquisition of a freestanding market in Wayne. Wilson served as buyer’s rep to add the highly visible, 14,000-square-foot former health food store located at 29 Route 23 South, directly adjacent to Willowbrook Mall, to the client’s diverse portfolio.
Rounding out the strategy, the firm finalized an office lease at 30 Galesi Dr. in Wayne, securing well-maintained corporate space within a prominent 46,000-square-foot, multi-tenant facility at the convergence of I-80 East and US Routes 46 and 23. The three-story corporate facility features a newly renovated lobby, 10-foot ceiling heights and 212 surface and covered parking spaces. Situated in sought-after Lower Passaic County and a regional labor pool of over 500,000 residents, the location borders Essex County to the south and Bergen County to the east.
A product of RRNNJ’s in-house talent pipeline, Wilson advanced from sales associate to principal over a 19 year tenure, earning his current executive leadership team role in January 2024. A SIOR designee, his progression reflects the firm’s focus on internal talent development and principal-led advisory. Specializing in the Northern New Jersey metro along the Route 80 corridor from Morris County east to NYC, Wilson leverages a background in construction and marketing to advise institutional owners, private equity firms and corporate tenants across industrial, office, and retail assets. Operating on a boutique service model with institutional capability, Wilson and the RRNNJ team prioritize long-term portfolio stewardship over single transactions, guiding clients through complex expansions, dispositions and multi-asset strategies.
